Sun City is an unincorporated town in Maricopa County, Arizona. The area is located approximately a half hour miles from Phoenix. Sun City is the country’s first and largest adult community designed specifically for
active retirees. The population was 42,000 as of 2005, according to city records.
Sun City was built the first "active living" retirement community in the nation. This new master-planned community was the brainchild of Delbert Eugene Webb. In 1959, the Webb Company began work on the then-unnamed community. First to be built was a shopping center, followed by a golf course and a recreation center. That simple pattern — small neighborhoods built close to recreational and shopping amenities — would set the stage for all master-planned retirement communities to follow.
The community didn’t get its name until about a month prior to its grand opening. According to Webb records, over 100,000 visitors toured the new model homes during the first three days of the grand opening. Incredibly, 237 homes were sold during that first three-day weekend. By the end of 1960, a total of 2,000 homes had been purchased.
Many types of housing exist in Sun City. Residential choices within Sun City include: single family homes, duplexes, condominiums, independent living centers, assisted living centers, life care communities and apartment complexes. New residents pay a special one-time property transfer fee to set the new owner up as a member within the community. Moreover, a one-time capital preservation assessment fee is imposed on the purchase of all residential property in Sun City.
Sun City is still best known for its volunteer spirit. The Sheriff’s Posse of Sun City helps the Maricopa County Sheriff’s patrol the community’s streets and plays a major role in maintaining one of the lowest crime rates in the nation. Suspicious circumstances and emergencies observed by the Patrol Posse are immediately reported to Maricopa Sheriff’s Office or the Fire Department. Posse patrols respond to welfare checks, assist in traffic control, and provide assistance to fire-rescue calls, support police and fire personnel at traffic accidents, along with many other forms of assistance to the community.
From early morning until early evening, men and women clad in orange safety vests go about the business of sweeping, raking and disposing of tons of debris that accumulates on Sun City’s 210 miles of streets, parkways and medians. These people are some of the 300 men and women who make up the Sun City PRIDES--an acronym for "Proud Residents Independently Donating Essential Services." Members of the all-volunteer work force water, feed and trim trees and shrubs. Still others maintain the county’s 26 miles of watering system as well as the 11 miles of drainage ditches.
Health care facilities abound in the area. Boswell Memorial Hospital, one of the state’s finest and one of the most cost-efficient in the country, is located in the heart of Sun City. Del E. Webb Memorial Hospital is 15 minutes away in Sun City West. The Mayo Clinic is about 30 minutes east of Sun City. Doctors and dentists, many specializing in care of senior citizens, are readily available in or near Sun City. The Sun City area also has more than 20 care facilities, with services ranging from assisted living to complete skilled care.
In addition to the myriad of activities offered by Sun City Recreation Centers, there are other interesting tourist destinations within six miles of the area, including: Challenger Space Center, The Maricopa County Events Center, a 7,034-seat facility located in Sun City West, White Tank Mountain Regional Park, the West Valley Art Museum, and the Wildlife World Zoo. The Zoo has Arizona's largest collection of exotic animals, totaling over 2,400 individual animals representing nearly 400 species.
Sun City Homeowner's Association
Commonly called SCHOA, the association was created in April of 1963 as a place for newcomers to go to seek answers to questions about their new homes and community. Membership is voluntary, with nominal dues. Members live in any of a wide variety of housing units available in our community. SCHOA serves all Sun City residents in matters of local concern involving county government, state government, and Sun City itself.
Sun City Condo Owners Association
The Condo Owners Association was founded by a volunteer group of members of individual Condo Associations Board of Management to provide guidance and assistance to the individual Condo Boards in the managing of their respective condo communities.
Sun City Recreation Centers
This organization of comprised of seven recreation centers, eight golf courses, three country clubs, two bowling centers, Sun Bowl, and Viewpoint Lake constitute the largest concentration of year round recreational facilities in the United States.
