Sam Hughes Historical District, AZ Real Estate

 

The Sam Hughes historic neighborhood is named after the elementary school that sits squarely in the middle of Broadway, Country Club, Speedway and Campbell, the streets that create the boundaries of this 80-year-old neighborhood. Most of the homes are barrio-style bungalows with the occasional contemporary 1950s brick home or a brick ranch-style house. The residents in this area have done a lot to preserve the heritage of these historic homes. As a result, the little brown street sign that marks the borders of historic neighborhoods in Tucson often mean that one street is the difference between a $200k home and a $400k home of the same size and year built.

Sam Hughes was an orphaned Welsh immigrant who helped raise his 8 siblings and became a wealthy merchant in Arizona during the California gold rush. He helped found Tucson and the first school district in the Arizona Territory, which today is known as the Tucson Unified School District, and carries a "#1" in it's logo for that reason. Students in the Sam Hughes neighborhood are still zoned to the Tucson Unified School district.

Homes in the area are modest, often two bedroom houses or smaller, although guest houses and casitas are common on the older, larger lots. Many make use of their yards to add to the living space, creating outdoor living rooms, gardens and courtyards behind charming adobe walls. Many of these homes have been remodeled or refurbished, but it's designation as a historic district means stiff rules for such improvements.

"Contributing" properties to the national historic designation include owner-occupied homes over 50 years old that have not had dramatic changes to their façades, including high walls. These "contributing" homes are eligible for tax breaks by the federal government. Many homes in this district are still occupied by either the original owners or families who bought them. However, some were forced out in the past few years by skyrocketing home valuations -- and therefore property taxes - after the historic designation. Today it is the most-desired neighborhood in mid-town Tucson.

Sam Hughes' location is ideal for students, business people and those with children. As mentioned previously, the Sam Hughes Elementary school is in the heart of this neighborhood, and it's also within walking distance of the University of Arizona, one of the biggest universities in the state. Residents are also about 10 minutes from downtown, Fourth avenue, movie theatres, restaurants and both malls, which has value all it's own in a town as big as Tucson with no freeway!
