Rita Ranch is one of the largest and fastest growing developments in Vail, Arizona. Located just North of I-10, residents of Rita Ranch enjoy easy access to the freeway and a peaceful setting to come home to.
Vail was founded by Edward and Walter Vail, who arrived in the area in the late 1870s. They purchased a ranch and became involved in mining, and eventually donated the land for railroad tracks nearby. In recognition, the "Vail" stop was named for them. In the early 1900s, Vail was a busy cattle-shipping center and mining town. It was so busy that in 1903 the Vail School District was formed. Later that century, as mining winded down, the population dwindled from nearly 300 to less than 10. Then, in 1980, IBM built a plant in the area and it boomed. Later came Raytheon, Davis-Monthan air force base, and AOL. The addition of such large employers helped Vail grow to nearly 20,000 people.
Homes in Rita Ranch sprung up quickly as developers responded to the needs of residents and nearby employees. A majority of the homes in Rita Ranch are Santa-Fe or Spanish style stuccos with rock yards and either flat or tile roofs. The entire development wraps around a long street with parks and playgrounds in the middle, and services and businesses popping up at either end. Right now, there are few condos or town homes available in the area, as most residents are seeking single-family dwellings.
Since Rita Ranch is made up mostly of families and first-time home buyers, the area is quiet and friendly. "We really liked the peaceful neighborhood. It's a little oasis in the desert," says resident Shaun Kasun, who moved here with his wife. He works at nearby employer Tucson Newspapers, and enjoys a quiet, 20-minute commute to work, almost exclusively on the highway - a luxury most Tucsonans don't have due to the lack of a freeway system here.
Nearby attractions include Saguaro National Park East, the Old Spanish Trail walking path, Colossal Cave, Kitt Peak, Mount Lemmon, Sabino Canyon and many more. Today, shopping centers, services and local businesses thrive; a new shopping development is scheduled to break ground in 2007, and be completely built out by 2017.
Students in this area are zoned to the Vail School District, which services nearly 9,000 children and has about 1,200 faculty and staff. The district has five elementary schools, three middle schools, two high schools, two charter schools, and an alternative school facility.
